For Property Owners

Typically local code officials and building inspectors do not review plans for ADA compliance. We go through the drawings and examine them for compliance and best practices. The owner, architect, or engineer is then given a list of comments for compliance. We will also provide a review of an existing site and design criteria for remediation.

To help you plan to remediate your site or to help you with allegations of improper site development, we have specialized staff who will survey your site to ensure the most accurate representation is made for your project to move forward.

With our witness, mediation, and arbitration services, you leap ahead in credibility for disputes related to the construction industry.

We offer construction administration and observation for owners and the A/E community. If you are too far away, too busy, or just need some extra time for other things, we will represent you at the job site and during the submittal review process so you can have peace of mind knowing an industry professional is there to make sure things run accordingly.

Owners need not wait until there is a legal dispute for resolutions to the unforeseen events surrounding their project. 3WStudio can go to your construction site to sort out disputes and complications when they occur and before they have the opportunity to result in litigation. Many times having an impartial third party like 3WStudio come to assist, leads those who are having the dispute to recognize what a expert witness would later testify on your behalf. This in turn leads to an agreement where a satisfactory resolution can be reached.

Where an owner is told that their project is behind schedule or cannot make the aggressive schedule that the owner requires, 3WStudio has the experience to determine the cause and solutions to remedy the issue. Typically, schedule problems on an ongoing construction project have to do with human error. Our combined staff experience of over 100 years generally leads us to have experiences with most every kind of human error and, in turn, the knowledge required to quickly resolve those issues before they get too far out of hand.

We will go through your documents at any stage in the process to make recommendations to save money or make the project, or details, easier to build. Constructability reviews can also save construction time. Typically this service is provided during the final review of construction documents, however, we also offer this service from project inception which helps save money on more comprehensive design issues.

Our submittal review capability extends to all AE submittals and interior design. We typically review submittals according to industry-standard AIA contract document procedures.

including those typically requested during construction phase work. For any required testing, contact our office and one of our knowledgeable staff will assist in providing assistance in a timely and accurate manner.

This service includes, but is not limited to, daylight modeling or review of your existing daylight modeling.

We have a CEFPI REFP qualified individual on staff to assist you in reviewing your school design and your school design program to support your project's success.

We provide services to attain zoning and entitlement permits for property owners or an analysis of the hurdles to obtain those permits; same for owners or potential end users.
